The two questions that make or break land value
Access and buildability. A landlocked parcel can lose most of its on-paper value; a parcel that percs and touches pavement can be worth several times the county average — especially to RV, camper, and homestead buyers who pay for usability, not acreage. If you own a parcel and these answers are unknown, finding them out is free-to-cheap and can multiply your sale price.
